Biograpi, the development company, is set to construct three multifunctional complexes, representing an investment of $300 million.

Levan Pkhakadze, Vice President of Wissol Group and Founder of Biograpi, informed BMG that the fundamental objective behind establishing the company is to revitalize urban areas and implement innovative construction standards within Georgia's development market.

"Although Wissol Group has been a part of the real estate market for 15 years, our focus has largely been outside the realm of residential construction," explains Levan Pkhakadze. "Our expertise lay in commercial real estate, specifically constructing numerous shopping centers. We have always found the real estate market intriguing. But we believe that each endeavor has its own pace, approach, and form. Hence, we felt it was the right time to take this daring leap and penetrate the segment that held our interest. We strongly believe that the introduction of our brand will contribute to a more robust development market. We aim to provide our customers with the products they have long been anticipating," Pkhakadze elaborates.

Over the next five years, Biograpi plans to construct three multifunctional complexes on Vazha-Pshavela, Queen Ketevan, and Tsereteli avenues. These complexes, named Sakeni, Matiani, and Hisni, will be multi-storied structures featuring a blend of residential, commercial, and office spaces. These buildings will epitomize modern architecture and design.

Levan Pkhakadze, the founder of Biograpi, elucidates that the cumulative investment for all three projects is projected to be around $300 million. He further specifies that each project is anticipated to reach completion within a timeframe of 42 months from the commencement of construction.

"All three projects will stand out for their ergonomic design," asserts Levan Pkhakadze, Vice President of Wissol Group. "Top-notch architects and designers are part of these developments. The construction for our first project, Sakeni at Vazha-Pshavela #25, is already underway. The site, previously home to the Abkhazeti hotel, will be transformed into a multifunctional residential building interspersed with commercial spaces. The 37-story structure will feature commercial real estate occupying the first 8 floors, and residential apartments filling the remaining floors. Regarding our other projects, construction will kick off on Tsereteli Avenue this coming September, with construction on Queen Ketevan Avenue to follow shortly after," Pkhakadze detailed.

Levan Pkhakadze highlights that these residential complexes will primarily cater to the middle and upper market segments, their offerings varying based on location, services, and quality.

"Biograpi will set itself apart in the market in numerous ways, including its incorporation of cutting-edge technologies. We strive tirelessly to ensure that each complex is distinctive and exceptional. We envision creating a vibrant, unique lifestyle in these complexes where residents can access all essential primary services. Every complex will house retail stores, cafes, restaurants, fitness centers, swimming pools, and more. Our goal is to maximize our residents' efficiency and comfort by saving as much of their time and energy as possible," Pkhakadze asserts.

He further emphasizes that Biograpi, as per its founder's vision, will undertake development projects that are not only technologically advanced but also environmentally conscious.

"We are intensely committed to this vision," declares Levan Pkhakadze, founder of Biograpi. "We have already aligned with numerous partner companies, and we will prioritize energy efficiency and cost-effective materials. Our aim is to endow Tbilisi with the amenities and aesthetics it rightfully deserves. While Tbilisi is indeed a beautiful city, it has unfortunately altered its visage over time. It's encouraging, however, to witness a resurgence of this trend, and we are optimistic that all developers will join us in enhancing the city's beauty and functionality," Pkhakadze concludes.
