Matiani

Project Overview

Matiani is a multifunctional complex located in Tbilisi's oldest district, Didube. It offers a mix of residential, office, and commercial spaces. The complex is situated on Akaki Tsereteli #45, one of the city's central avenues.

The area surrounding the project has a rich history, connected to the era of King Tamar. On the opposite side of the complex is the Church of the Virgin Mary where King Tamar got married.

In Matian's vicinity, important facilities are within walking distance, including Dinamo Stadium, Didube Pantheon, Mushtaidi Garden, and Central Railway Station, as well as kindergartens, schools, and medical services.

In terms of public transport accessibility, the residential complex is conveniently located near the Tsereteli metro station and bus stops.

As a part of the rehabilitation process of Tsereteli Avenue, public transport facilities in the surrounding areas will be improved and well-equipped public spaces will be created based on the principles of universal urban design. This will enhance the quality of life in the area and make it more attractive and comfortable for people to live in.

Biograpi Living's newest project, Matiani, embraces a 15-minute city concept and is an innovative addition to modern architecture in the Didube district. The building will contribute to the area's urban development and become a landmark on Tsereteli Avenue. Energy-efficient materials will be used in both the exterior and interior design. The building will offer a variety of facilities that promote a healthy lifestyle, such as a fitness center, swimming pool, aesthetic center, padel court, cafes, and more.

To promote a healthy urban environment and lifestyle, the complex will offer parking spaces for eco-friendly and electric vehicles, including charging facilities.

Matiani

Multi-functionality

Matiani is a 31-story building with three independent parts: residential, commercial, and office. Each has its own entrance and lobby. Its well-planned architecture, thoughtful distribution of spaces, and incorporation of the latest trends make it stand out.

The complex seamlessly integrates all the necessary amenities with the living environment, creating a harmonious and unified system that enhances our daily lives. The inner perimeter hosts various essential facilities such as shops, cafes, an aesthetic and fitness center, a swimming pool, a padel court, a hypermarket, and more, which adds to the lively vibe of the environment. On the other hand, the outer perimeter of Matiani ensures complete adaptability, creating a single, urban harmony that adds to the overall appeal of the complex.

The construction's quality and reliability, developed by a team of experts, are based on various studies. Matiani fully satisfies the country's established seismic resistance standard, with the stability of the structure guaranteed by a limestone foundation built on bedrock.

Collaboration with Leading Companies for Safety and Quality

Matiani has partnered with top-tier companies to ensure the highest levels of safety and quality in its construction:

  • General Engineering Safety - The international expert group Meinhart oversees general engineering safety, ensuring the project adheres to global standards.

By collaborating with industry leaders, Matiani guarantees a premium living experience that prioritizes safety, quality, and comfort for its residents.

Facade materials

Matiani is a unique and sophisticated project, where the facade material plays a crucial role in creating its special appearance.

The commercial part's facade is covered with exquisite Italian terracotta. At the same time, the balconies in the upper living space are made of aluminum composite material, which adds a unique touch to the project.

The combination of these two materials is harmonious and produces a distinct visual effect. Both cladding materials are of the highest quality. Terracotta is highly resistant to temperature and ultraviolet radiation, and it retains its original appearance for many years. Similarly, the aluminum composite material is characterized by its exceptional resistance to external factors, absorbs vibrations, and like terracotta, maintains its appearance for a long time.
